01Site visit

Measure, photograph, and understand what the client wants before the mood boards start. The quotation begins here, not at the desk afterwards, and anything not captured now becomes a variation order later.

02Scope by area

Break the unit into the spaces the client walks through. Entrance, living, dining, kitchen, each bedroom, each bathroom. An ID quotation that is not organised this way is one the client cannot check against the design.

03Price from your own rates

Carpentry per foot run, tiling per square foot, electrical per point, using the rates your own contractors gave you rather than an industry average that fits nobody.

04Present it as your firm

GST at 9%, stated separately

A Singapore quotation shows GST as its own line at the current rate, and a client checks it. Software built elsewhere assumes a tax model that is not this one, which means the number gets typed in by hand and is wrong the first time somebody forgets.

Payment in stages, not on completion

Renovation here runs on a staged schedule, commonly ten per cent on confirmation, forty on commencement, forty at the midpoint and ten on handover. A tool that models a deposit and a final invoice is modelling a different industry.
