What a Singapore renovation quotation has to contain
Every trade on its own line, with a quantity, a unit and a unit price. Never a single lump sum. A lump sum hides where the corners are cut, and it makes a variation impossible to argue about later.

Carpentry is the one to watch. A rate quoted per foot run usually means per row, so a kitchen with top and bottom cabinets is twice the figure you first read.
The payment schedule everyone here uses
Four stages, tied to work completed rather than to dates. A quotation that asks for more than 10% up front, or that does not tie payments to stages at all, is worth a question before anything is signed.

What should a renovation quotation include in Singapore?

How is carpentry quoted?
Per foot run, meaning one linear foot measured along the length of the piece at a standard height and depth. Confirm whether the rate covers one row or both top and bottom cabinets, because a kitchen quoted per row costs twice what the headline figure suggests.
Is GST shown separately on a renovation quotation?
It should be. The discount and the GST belong on their own lines under the subtotal, so the client can follow the arithmetic from the line items to the total without taking any of it on trust.
What is the usual payment schedule?
10% on confirmation, 40% after hacking and masonry, 40% on carpentry delivery and 10% on handover. The stages are tied to work completed rather than to dates.
What is the most common problem with a renovation quote?
A lump sum with no breakdown. Without line items there is no way to check quantities, grades or exclusions against the price, and no basis for arguing about a variation once work has started.
Do I need three quotes to compare?
Three itemised quotes compared line by line is the usual advice, and the comparison only works if all three are itemised. Comparing two headline totals tells you which is cheaper and nothing about which is complete.
